New E-recording Features
Single files are no longer zipped.
A ZIP file is created when downloading multiple files. However, a ZIP was being created for a single file as well. As this was adding an extra step, single files will no longer be zipped and will be downloaded as is.
“Simplifile Account Label” changed to “Account Nickname.”
When adding a payment account you have the option to give it a new name that’s easier to remember. This was previously called Simplifile Account Label, which was confusing to some customers. We’ve changed this label to Account Nickname to better reflect what it does.
Selected pages are now more noticeable in Document Viewer.
When viewing documents, it wasn’t always clear which pages were selected. We’ve made the border on the selected pages bolder and darker to more clearly indicate selected pages.
Easily manage payment accounts from Package Details.
When selecting a payment account for pending fees within Package Details you may find you need to make changes to a current account or add a new one. To make that easier, we’ve added a Manage Payment Account option to the Payment Account drop down. This feature is only available for accounts with permission to manage payment accounts.
New menu controls for counties.
County users will notice new options on the main menu to control print and upload queues. When selected, the queue will run regardless of where you navigate to next.
New Collaboration and Post Closing Features
Lenders can now see where e-recording is available.
Lenders can now see the recording jurisdiction and if e-recording is available for the property address of the loan.
You can now filter by work items.
You can now filter by work left to do on a loan so you can easily see what needs action next. You can filter by needs review, pending items, and no outstanding items. As with other filters, Simplifile will remember your preferences.
Settlement agents can now add document placeholders for lenders.
When editing templates, settlement agents can now leave placeholders for documents needing to be uploaded by the lender, including instructions.
Lenders can set up a closing date reminder.
You can now choose to have an email sent to the settlement agent about the closing date when they still have pending action items. This will help remind them of work needing to be completed in the number of days you specify before the closing date.
You now have easier access to various parts of the loan from the main menu.
From the main menu you can now click through the majority of a loan’s information to jump to that part of the loan. For example, property address, closing date, etc. Anything hyperlinked in blue will now launch that part of the loan when clicked.
