New Collaboration and Post Closing Features

Find new options for adding mortgage brokers to Collaboration.

We’re giving you flexibility to add more parties as contacts or to invite them to collaborate within Simplifile. Now, when adding a mortgage broker to the loan, you can search our broker network by company name, address, zip code, etc. If the contact isn’t in our network, you can quickly add them.

Brokers can now be invited to collaborate within Simplifile as well. Once they’ve set up an account, they’ll have access to all their loans in Simplifile.

Easily view and add or remove a Net Funds fees from the Closing Disclosure.

We’ve made it easier to not only see which fees are included in the Net Funds calculation but to add or remove fees from Closing Disclosure. You’ll see an NF icon to the right of fees with a + or indicating a credit or debit.

Hovering over this icon gives you options to make changes.

We now suggest disbursement date.

To save you time, when you enter the closing date, Simplifile will suggest a disbursement date. For a refi, you’ll be asked if you’d like to set the date for three days after the closing date. If for a purchase, you’ll be asked if you’d like to use the closing date as the disbursement date. You can accept this date or decline and enter your own.

Verified disbursement added to Post Closing.

Now when a loan moves to post closing, the settlement agent is prompted to verify if the disbursement date is the same as originally scheduled. They’ll see an orange “Acknowledge” button if a date was provided. If a disbursement date was not provided, the settlement agent will be required to enter and acknowledge one once disbursement is complete.

New sorting and filter options added to Documents.

You can now filter documents by No Outstanding Items so you can see all completed documents with no further review or actions needed.
You also now have the option to sort documents based on the filter you set as well as all documents.

You can now search by file number.

We’ve added the ability to search by file number. The results will show the settlement file number and property address.
