October 16 Update: New Disclosure View Options, Title Fee Naming, and Unassigned Settlement Agent Reminder

New Collaboration and Post Closing Features

Lenders can now prepend “Title –” to fee names.

To minimize confusion, lenders can now mark a fee as Title Fee, which adds “Title –“ at the beginning of the fee name. This only affects how it appears in Simplifile, not the actual file name.

Reminder added for unassigned settlement company.

We’ve added a non-intrusive reminder when a settlement company has not been added to a loan by a lender. You’ll now see an orange ticker next to Loan Info in the menu and will see an orange question mark over Settlement Info on the Loan Info page.

There are new options for viewing disclosure data.

To improve usability and help those who only wish to see the disclosures important to them, we’ve added new options for viewing fees on the Disclosures page.

You’ll notice the tabs across the top have been condensed into a drop down.

From the drop down, you can select All Fees – CD, Agent Fees – CD, Net Funds, or CDF Preview.

Selecting Agent Fees – CD displays fees settlement agents are typically responsible for depending on loan type.

Net Funds – CD displays any fees included in the net funds calculation.

CDF Preview shows how fees will appear on the Closing Disclosure form. See below.
